We are in Teodone – Brunico – South Tyrol, the place where the Kathrin and Helmuth Mayr family has chosen to be, far from any hint of ostentation, and to immerse themselves in the absolute privilege of silence. Something that is not displayed but breathed in, foreshadowed by the unique and almost mystical experience one feels inside the property’s old grain silo.
It is not merely an escape from the hustle and bustle, but the assertion of a fundamental right: the right to listen to oneself. In a world saturated with visual and auditory stimuli, true avant-gardism lies in subtraction.
At the Niedermairhof, an ancient farmhouse with over 700 years of history, nestled in the village of Teodone—an intimate hamlet of just 854 inhabitants a short walk from Brunico—hospitality transforms into a therapeutic and aesthetic manifesto. Here, the concept of luxury is reborn far from any form of ostentation and becomes the absolute privilege of silence. A silence that does not show off, but is breathed in. And which finds its most intense expression in the almost mystical experience offered by the property’s ancient grain silo.
The heart of this philosophy takes shape in the Stodl SPA, a metaphysical space created from the converted old barn. Within it lies the unique Silo of Introspection: right where grain was once stored, today you walk across a suspended walkway over a bed of fragrant hay to reach a small platform suspended in mid-air.

Per questo, anche ciascuna delle 8 esclusive suite del maso, dove il design contemporaneo dialoga con i dettagli autentici della vita contadina, è stata progettata con una schermatura acustica totale. La notte, qui, diventa un rituale di quiete assoluta.
Upon waking, the return to reality is slow and welcoming. The day begins with a à la minute breakfast, prepared by the hostess, Kathrin Mayr, which celebrates the authentic flavors of South Tyrol with homemade pastries, local products, and fragrant herbal teas. It is a heartfelt invitation to slow down, to lose oneself in the vast green meadow surrounding the property, and to reclaim one’s own time.

How to get there
By car: this is the best and most convenient way to travel independently. Brunico/Teodone is about 350 km from Milan and can be reached by taking the A22 Brenner Highway to Bressanone. From there, continue along the Pusteria State Road, SS49, to the Brunico Est exit.
Eco-friendly tip: Take the train to Bressanone, then the Val Pusteria bus line, which runs between Brunico and Bressanone approximately every half hour. Alternatively, you can get off at the Brunico Nord station and reach the hotel with a 10-minute walk.
