The moment you arrive, you realize that this isn’t just a place to stay. Here, you enter a different rhythm.

In Teodone, just outside Brunico, in the heart of the Puster Valley, the Niedermairhof is an old farmhouse that doesn’t reveal itself: it lets you discover it. Slowly. Like all things with deep roots.

Over seven centuries of history, the same family for more than two hundred years. But that’s not what truly strikes you. It’s the way time changes its texture. Here, it doesn’t slow down: it recomposes itself.

The architecture doesn’t impose. It subtracts.

A careful restoration has preserved the original soul of the residence, allowing the ancient to remain authentic, alive, imperfect. The contemporary enters with restraint: clean lines, carefully chosen materials, precise interventions. No ostentation. Only balance.

And then something happens. You move more slowly. You breathe better.

You begin to see.

Suites as interior landscapes

The eight suites are not simply rooms: they are worlds.

Each takes its name from the fields of the estate and interprets their colors, atmospheres, and identities.

In the Weiher, an aquarium separates the bed from the shower like a liquid boundary.

In the Colbedoi, a table made of Dolomite rock dialogues with the view of the Kronplatz.

In the In der Kehr, the atmosphere borders on the fairy-tale.

Antique wood, Art Nouveau furnishings, contemporary design, artistic details by Ingrid Canins: every element is thoughtfully designed, never ostentatious. The beds are spacious, suspended between comfort and lightness; the showers are walk-in, the spaces quiet, thanks to careful soundproofing.

Even the floors creak. And that’s just fine. Because nothing here is fake.

The garden: freedom in its purest form

Outside, everything opens up. Hammocks under centuries-old trees.

Deck chairs scattered among the greenery. Fruit to pick without asking.

Strawberries, blueberries, currants. The simplest gesture becomes an experience.

At the center, the biotope: a small living ecosystem, with blue dragonflies, trout, and reeds swaying in the wind. No artificial noise. Just nature.

You breathe. And that’s enough.

The Stodl Spa and the Silo of Introspection

The old barn has been transformed into the Stodl Spa, a space suspended between matter and light.

Large windows, original beams, intimate spaces: a panoramic sauna, extra-large showers, a private terrace, and a relaxation area with a fireplace.

And then there is the hidden heart.

Crossing a walkway suspended over the hay leads to the Silo of Introspection. A vertical, silent, almost unreal space. Here, well-being is no longer aesthetic, but inner.

There is no need to do anything. Just stay.

The Breakfast Ritual

The morning arrives with its scent.

Warm bread, homemade jams, local coffee from Fiè allo Sciliar, fresh cheeses, eggs prepared to order, honey from the farm, and grains grown in the fields in front of the property.

Every detail tells the story of the region. No gimmicks, no marketing. Just authenticity.

Kathrin welcomes you with such warmth, as if you were in a private home. And, after all, that’s exactly what it is.

Between nature and activity

Just a few minutes away, Brunico offers its own rhythm: shops, culture, events. But you only need to venture a short distance to find trails, silence, and mountains.

Hiking, biking, walking.

The Plan de Corones, the trails of the Puster Valley, museums like the Messner Mountain Museum.

Here, you can do it all.

Or choose to do nothing at all.

The return: flavors and roots

Upon returning, a simple gesture: a coffee, an affogato, or a “Hiesig” artisanal ice cream made in Vipiteno. Or perhaps a spirit.

Helmuth grows barley in the fields surrounding the farmstead and transforms it into Codipa, a whiskey that embodies the region. An experience that is both taste and story.

And it’s not something you can really put into words. Because it’s not a specific memory, nor an image to hold onto.

It’s more subtle. It’s that moment when you stop chasing time

and finally begin to live in it.

  • By car: Take the A22 Brenner Highway to Bressanone, then the SS49 toward Brunico
  • By train: Travel to Bressanone, then take the bus or get off at the Brunico Nord stop (10-minute walk)
